A beachfront home at Casuarina has sold for $4.38 million, smashing the house price record for the northern NSW town as cashed-up buyers turn their gaze from celebrity mecca Byron Bay to the comparatively unspoilt Tweed Coast.
The five-bedroom Hamptons-inspired house at 31 She-Oak Lne changed hands in an off-market transaction handled by local real estate agent Mason Garten.
Prices along the exclusive stretch of near-new and luxury homes have been on the rise since 2020 as the region rode the wave of post-Covid migration from urban centres.
The transaction came within days of another big-ticket sale in Kingscliff, with a flawless coastal home just over at 19 Cylinders Dr sold for $4.1 million. It was marketed by Nick Witheriff, of LJ Hooker.
The area’s previous record sat at $3.96 million for Mr Witheriff’s sale of 13 Daybreak Blvd in January.
Mr Garten said interstate seachangers and savvy investors were increasingly shunning Byron Bay for better value and an idyllic lifestyle just up the road at Kingscliff and Casuarina.
“The area is increasing its advantage as Byron is changing a lot and people are starting to say it is very overcrowded, whereas here they can be in a beautiful masterplanned community without the traffic, where it’s still peaceful and the architecture is just amazing,” Mr Garten said.
Mr Garten said the sellers had spared no expense building a luxurious holiday home on a 685sq m block in 2019, but were eventually lured by an offer they couldn’t refuse.
They had purchased the vacant lot with 12m beach frontage for $980,000 in 2018, after an agency campaign lasting almost one year, property records show.
“When the buyers gave me their brief I said, ‘this is the perfect house’,” Mr Garten said.
“At the time the owners had no intention of selling – they were going to retire there.
“It was completely unexpected for them but in the end they were quite happy we got the sale across the line. It’s very good news for the area,” he said.
Known as “Nisia”, the architecturally designed home has four bathrooms all with stone baths plus a powder room, as well as a media room and saltwater pool.
Features include high raked ceilings, Italian marble and solid oak flooring, a covered al fresco entertaining area with outdoor kitchen and large back yard.
There’s direct access to the beach from the northern side of the property, and a hot outdoor shower to rinse off after a surf.
Annual growth for the Richmond-Tweed market outperformed all others across the nation, with house prices up 21.9 per cent and 15.5 per cent for units, latest quarterly data from CoreLogic shows.
